Work we take on in Seguin
These are the projects we plan and build for Seguin homes:
- Kitchen remodeling: cabinets, counters, backsplash tile, lighting, and layout changes such as moving a sink or opening a wall.
- Bathroom remodeling: vanities, tile, fixtures and tub-to-shower conversions.
- Home additions: a spare bedroom or primary suite framed onto the back or side of the house.
- Concrete and patio covers: driveways, slabs, patios and shaded space out back.
- Home repairs for the smaller items on the list.
If a job moves a drain or adds wiring, we price that trade work at the first site visit instead of finding it later.

Walk-in showers and kitchen refreshes in Seguin
In Seguin, older homes near downtown often have a small bathroom built around a tub, while many newer subdivision homes have an oversized garden tub. Swapping a tub for a walk-in shower frees up floor space and removes the high step over the tub wall, which matters to anyone planning to stay in the house as they get older. The work goes deeper than tile: the drain often has to move or change size, the shower floor needs a steady slope toward it, a waterproof layer goes under the tile, and the framing may need blocking for a grab bar or bench. We go over each piece with you before the estimate is written.
In the kitchen, the bigger decisions come with layout changes. Taking out the wall to the dining room raises two early questions: whether it carries roof load, and what plumbing, wiring or ductwork runs through it.
Remodeling older homes near downtown
Seguin is one of the older towns in this part of Texas. Lots were laid out in 1838, the town was incorporated in 1853, and antebellum houses such as the Sebastopol House, built in the 1850s and listed on the National Register of Historic Places, still stand. Opening up an older home can reveal framing cut to older dimensions, floors that have settled, or wiring and plumbing that predate current code, so we talk through that possibility at the start and leave room for it in the plan.
Inside the Downtown Historic District, which the city created in 1983, exterior changes need a Certificate of Appropriateness before work begins. That covers windows, doors, roofs, awnings, additions, fences and even exterior paint. The Historic Preservation and Design Commission reviews those applications. If your house is a designated local historic landmark, check with the city’s historic preservation planner before planning exterior work.
Newer subdivisions in a growing city
Seguin has grown quickly, from about 22,000 residents in 2000 to 29,433 in 2020, and the city reported more than 13,000 residential units proposed as of May 2022. Many homes in the newer neighborhoods share a pattern: a builder-grade kitchen and a back patio that feels small once the family settles in. Those houses suit targeted upgrades: new counters and cabinet fronts, a walk-in shower, or a larger patio cover. Where an HOA governs the street, its design committee usually signs off on exterior changes first, and we can put together the drawings and material samples it asks to see.
City of Seguin building permits
Seguin’s rules call for a permit before a building inside city limits is built, enlarged, altered, repaired, moved, torn down, roofed or re-roofed. The city also keeps a list of work that needs no permit, including painting, siding, window replacement in an existing house and roofing above the deck. Applications go through the city’s online Development Services Portal, and every contractor has to be registered with the Development Services Center before any permit is issued. Your project’s permit is applied for before work starts, and city inspections follow the stages of the job.
Lots in a mapped flood area may also need a floodplain development permit. Properties outside the city limits fall under Guadalupe County rules instead, so tell us which side of the line your address is on. If you also own land back toward La Vernia, our La Vernia and Wilson County permits guide shows how that side of our territory differs. Seguin revises its codes and procedures over time, so check the current version with the city.
Other towns we serve from La Vernia
Besides Seguin, we work in Schertz and Cibolo, St. Hedwig and Adkins, Floresville and Stockdale, plus Marion and New Berlin. Every other town is on the service areas page, and you can see our projects for finished work.
Seguin project questions
Do you work in Seguin or only in La Vernia?
We work in Seguin as well. Our office is at 208 Forrest Road, La Vernia, TX 78121, and Seguin is part of our regular territory along with other towns in Guadalupe and Wilson counties.
Will Seguin require a permit for my bathroom remodel?
It depends on the scope. The City of Seguin requires a permit to alter or repair a building, and moving plumbing, changing wiring or reframing walls generally falls under that. Purely cosmetic updates may not; the city publishes a list of work that needs no permit.
Can you add a room to an older Seguin house?
Often, yes. An addition on an older home should line up with the existing floor height, roof pitch and siding. If the house is in the Downtown Historic District, the addition also needs a Certificate of Appropriateness.
