Projects that fit Stockdale properties

Stockdale is a town of about 1,400 people (2020 census) where U.S. Highway 87 meets State Highways 97 and 123, known for the Watermelon Jubilee, first held in 1937. Past the city limits, many tracts have room for a house, a shop and outbuildings:

Finishing a barndominium or steel shell

Many owners buy the building from a shell supplier, then need the inside made livable: interior framing, insulation, drywall or paneling, doors and trim, flooring, cabinets, a kitchen and bathrooms. Plumbing and electrical scope is planned into the estimate and done by trades holding the licenses Texas requires.

If we also pour the slab, drain lines and any under-floor conduit go in before the concrete, and the anchor bolts must match the supplier’s drawings, so send those drawings with your request. Steel walls pick up afternoon heat and can sweat when humid air meets a cool panel, so the insulation plan is settled before walls close in. The City of Stockdale’s utilities page lists Guadalupe Valley Electric Cooperative and Floresville Electric Light and Power as electric providers; confirm which one serves your address, especially on a rural tract, before planning a new service.

On acreage, the slab comes first and is the hardest piece to change later, so we start with how rain crosses the lot. Wilson County’s development permit paperwork advises against building in a drainage or creek area and, where no clearly defined channel exists, recommends a floor at least two feet above natural ground because of possible sheet flooding. We use that as a starting point; the county’s review has the final say.

A new drive onto a county road needs a county driveway permit. For property reached from a state-maintained highway such as US 87, SH 97 or SH 123, the county points owners to TxDOT.

Fall and early winter suit concrete here. Summer heat dries fresh concrete fast and cuts the time left to finish the surface; milder days allow more working time and an easier cure.

City of Stockdale or Wilson County: which rules apply

Whether the address is inside city limits decides who issues permits.

Inside Stockdale city limits

The City of Stockdale states that permits are required for all construction and renovations within city limits; City Hall is at 700 W. Main Street. The city supplies water, sewer and natural gas in town, and notes that buried gas piping past the meter is the customer’s responsibility, which matters before anyone trenches for a slab or patio.

Outside Stockdale: Wilson County rules

A letter from the Wilson County Judge says the unincorporated areas have no zoning and lists the county’s permits there as floodplain, septic and driveway permits; no certificate of occupancy is required. The county’s development (floodplain) permit application asks for the recorded deed and a site plan drawn to scale, plus a drainage study when the development footprint is three acres or more and an elevation certificate for a structure in a mapped Special Flood Hazard Area. Those applications go to the county’s Permitting & Development office in Floresville.

Land within a city’s extraterritorial jurisdiction (ETJ) may answer to that city’s development rules as well, the county notes. Separately, the county says dividing a tract into two or more tracts is subject to its subdivision (platting) regulations unless an exemption applies. Wherever you build, your project’s permit is applied for before work starts. Our permits guide for La Vernia and Wilson County goes further.

Stockdale project questions

Do I need a permit to build a shop outside Stockdale city limits?

Usually a county one. Wilson County has no zoning in unincorporated areas, but it lists floodplain, septic and driveway permits there, and new structures go through its development permit application, which checks the site against the flood maps. Confirm the details for your tract with the county’s Permitting and Development office before work begins.

Can you finish a metal building bought from a separate supplier?

Yes. Send the supplier’s drawings and explain how you will use the building. We plan the framing, insulation, finishes, kitchen and bathroom, with plumbing and electrical included in the same estimate.

How high should a slab sit on rural land near Stockdale?

It depends on the lot. Where runoff spreads with no defined channel, the county’s guideline is a floor two feet or more over natural ground, and inside a mapped flood hazard area the elevation certificate governs. We study how water crosses the tract before setting forms.

Do you also remodel houses in town?

Yes. Kitchen and bathroom updates, additions and repairs on existing Stockdale homes are part of our work, and the city requires permits for renovations inside its limits.
