FALL 2026 PLANNING

Want It Done Before the Holidays? A Realistic Plan for Fall Remodels in La Vernia

Short answer: a smaller, well-defined project such as a guest bath refresh, new flooring, interior paint or a patio cover can often fit before Thanksgiving if scope and materials are settled now. Additions and full kitchens usually need more lead time than this fall leaves, so plan those now and build after the holidays.

Start with the calendar, then count the steps

Thanksgiving is Thursday, November 26, 2026. From mid-October that leaves roughly six weeks, and the calendar is only one limit. Before work begins, the scope is agreed, materials ordered, any permit applied for and the job scheduled. After that, inspections and deliveries set the pace as much as the crew does.

That is why this post gives no finish dates. Two jobs that look alike on paper can move at very different speeds once an old floor comes up or a special-order item slips a week. What we can do is help you sort the realistic projects from the ones racing the clock.

Projects that often fit a fall window

These have something in common: the layout stays put, and most materials can come from stock.

  • Guest bath refresh: a new vanity and top, faucet, toilet, mirror, light fixture and paint, with the plumbing left where it is. A tub-to-shower conversion adds waterproofing and drain work and more steps, so treat it as a longer-runway project. See bathroom remodeling.
  • Flooring: plank, laminate or tile in a few rooms. Furniture has to move, and some products need time to acclimate indoors first. Water damage under the old floor changes the plan; that becomes home repairs.
  • Interior paint: walls, ceilings, trim and doors. Drywall patching, drying time and color choices are the main variables.
  • Patio cover: cooler autumn days are easier on a crew working overhead, and footing concrete is less likely to lose moisture too fast than it would in August. In La Vernia city limits, an attached covered patio counts as an addition, so leave time for the permit. See patio covers.

Projects that need a longer runway

Some jobs carry too many steps to squeeze in before a family gathering without risking a half-finished room when guests arrive.

Home additions

An addition starts on paper: a site plan, foundation, framing and roof, plus the electrical, mechanical and plumbing layout. In La Vernia those plans go through review, and inspections happen before concrete is placed and before framing, insulation or the trade rough-ins are closed up. Each stop is a reason to start this fall with design, not a shovel. See home additions.

Full kitchen remodels

Cabinets are often the slowest item to arrive, and countertops are usually measured after the cabinets are set, then cut and installed later. Moving a sink, range or wall adds plumbing and electrical scope and more inspections. And a kitchen torn out in November means cooking the biggest meal of the year without one. Spend the coming weeks settling the design and ordering the slow items, then start after the holidays. See kitchen remodeling and our post on how to book in winter and build in spring.

Permits and material lead times

La Vernia sorts permitted jobs two ways: an addition adds square footage, while a remodel changes the main structure, with walls moved or windows replaced, or involves major trade work. Bureau Veritas reviews plans for the city, and each inspection is booked in advance and done before the work is hidden, so those stops belong on the calendar. Out in unincorporated Wilson County, new construction starts with a county development permit, while other cities and counties follow their own rules. Your project’s permit is applied for before work starts, and review time belongs in any honest schedule. See our permits guide.

Materials are the other half. In-stock vanities, fixtures, flooring and paint are usually quicker to get. Special-order tile, custom vanity tops, frameless shower glass and semi-custom cabinets can take weeks, and one late piece can hold up everything behind it. Choosing finishes early, from what is on the shelf, does more for a holiday deadline than anything else you control.

Our policy: “No cancellations after materials have been purchased.” That is one more reason to settle your selections before anything is ordered.

Decide the scope now

Most holiday-deadline trouble starts with a project that keeps growing. Write down what has to be done before guests arrive and what can wait until January. A guest bath that works and looks fresh may matter more than a full rebuild still missing its shower door on Thanksgiving morning.

Phasing is often the realistic path: refresh the guest bath and repaint this fall, then build the addition or kitchen in the new year. Settle which version you want before the estimate visit.

A pre-holiday remodel checklist

  1. Pick one or two priority rooms, not the whole house.
  2. Measure the space, photograph it and list must-haves apart from nice-to-haves.
  3. Choose fixtures and finishes, with an in-stock backup for anything special-order.
  4. Ask whether your project needs a permit and how review time fits.
  5. Set your own done-by date well ahead of November 26, leaving room for a late delivery and a final cleanup.
  6. Plan daily life around the work: which bathroom stays usable and where furniture and materials go.
  7. Request your estimate early so there is time to decide.

Holiday remodel questions

Will my remodel be finished before Thanksgiving?

We don’t promise completion dates. Whether a project can wrap up before Thursday, November 26, 2026 depends on its scope, material availability, any permit review and inspections, and our schedule when you call. You get an honest read during the estimate.

What kind of project is most realistic this fall?

Smaller jobs that keep the existing layout and use in-stock materials, such as a guest bath refresh, new flooring, interior paint or a patio cover. Additions and full kitchens usually need more lead time than this fall allows.

Does a small bathroom refresh need a permit in La Vernia?

Swapping a vanity, faucet or mirror is a different job from moving walls or reworking plumbing and wiring, which the city counts as a remodel. Whether a cosmetic swap needs a permit is a question for the city, and it is settled before work starts.
